Planning for Success: Programme and Risk Management
By the end of the concept stage, every team member should clearly understand their role in the project. What the projects goals are and to identify the vision. How to work together effectively as a team to create the vision.
If they don’t, we’ve missed the mark. It’s our responsibility to define these from day one and build a structure that supports them.
This includes:
- Preparing the initial programme with key milestones and critical paths.
- Monitoring the contractor’s programme and providing updates to the client.
- Identifying delays and proposing mitigation strategies.
- Proactively managing risks related to planning permissions, listed buildings, and conservation restrictions.
When we fail to provide this structure, we’re not just setting the project up for challenges—we’re failing our duty as project leaders.
From Design to Delivery: Every Detail Matters
Once we enter the detailed design phase, it’s all about information flow and decision-making. Designers need clarity. If they don’t have it, we’ve let the project down.
From here, every action counts: Every design meeting. Every coordination session. Every update on risk or cost.

At this point, we shift focus toward enabling smooth construction and ensuring contract obligations are managed with professionalism:
- Administering the building contract.
- Visiting site regularly to monitor quality and progress.
- Advising on the appointment of a Clerk of Works.
- Ensuring proper meeting documentation and action tracking.
- Assessing site organisation and utility requirements.
- Supporting the client with claims and liabilities.
Our mindset isn’t just about monitoring—we lead, guide, and take pride in what’s being built.
Financial Stewardship: Managing the Money
As much as we’re building structures, we’re also managing investment. That means fair, accurate, and timely financial management:
- Interim valuations and certifications of payments.
- Transparent computation of the adjusted contract sum.
- Regular financial reporting to the client.
No surprises. No shortcuts. Just disciplined stewardship of the client’s resources.
The Finish Line: Practical Completion and Beyond
As we approach the final stages:
- We assess completion and issue certificates.
- Prepare detailed snagging lists.
- Finalise the account and close out all remaining obligations.
